Renting Terms & Conditions
Fees
- A Set-up Fee of £110 is payable when you have found a property that meets your requirements and the landlord has accepted your offer.
- The Set-up Fee should be paid by cheque made payable to 'Jungle Property'.
- The fee covers the cost of checking references and processing your application.
- Acceptance of the Set-up Fee does not imply a tenancy, which will only be created when all parties have signed the Tenancy Agreement.
- The Set-up Fee is non-refundable.
Deposit
- A deposit of one month's rent is payable when your references have been checked and before your tenancy starts.
- The deposit should be paid by cheque and made payable 'The Deposit Protection Service'.
- The deposit covers against any of the following at the end of the tenancy:
- Damage to the property, fixtures, fittings or contents - beyond 'fair wear and tear';
- Cleaning - for example cooker or carpets;
- Rubbish removal;
- Unpaid rent;
- Replacement keys/locks when keys are lost or not returned.
Rental Payment
- The first month's rental payment is payable at least 5 working days before the start of the tenancy. The first month's rent should be paid by cheque made payable to 'Jungle Property Management Client Account'.
- The rental payments after the first month are payable by Standing Order set up for one day before rent due date in the Tenancy Agreement. A Standing Order Mandate is provided as part of the pre-tenancy process.
Cheques
- Sufficient time should be allowed for cheques to clear through the bank clearing system - typically 3 working days.
- If sending cheques by post, allow additional time for delivery.
- In the event that cheques are returned unpaid, we will levy a fee. Until this fee is paid, we will not process your application any further.
- We regret that we cannot accept cash at our office.
- We do not accept cheques for rental payment beyond the first month's payment.
- Acceptance of the Set-up Fee does not imply a tenancy, which will only be created when all parties have signed the Tenancy Agreement.
Proposed Tenancy
- Any proposed tenancy is offered 'subject to contract' and is conditional upon:
- The satisfactory completion of tenant referencing, including credit checks;
- The provision of a suitable guarantor;
- Receipt of cleared funds;
- The signing of the Tenancy Agreement.

- The properties we advertise, let and manage are described in good faith from information received and no responsibility will be accepted for errors, omissions or misstatements.
