Landlord Fees

This page provides details of fees for landlords.

Advertise Only Service

  • Fee - £30 residential, £50 commercial (including VAT).

Service includes sending property details to prospective tenants in tenants database, advertising the property on our website and on a property portal, placing external ‘To Let’ board outside the property (catchment area only) and providing applicants with contact details for viewings.

Let Only Bronze Service

  • Set-up Fee - 60% of first month's rental income (including VAT).

Let Only Silver Service

  • Set-up Fee - 75% of first month's rental income (including VAT).

The fee is payable upon the signing by the tenant of the Tenancy Agreement, and will be deducted from the monies received as advance rental payment.

Full Management Gold Service

  • Set-up Fee - No Fee
  • Property Management Fee - 13% of rental income received (including VAT). Reduced to 12% of rental income received (including VAT) for landlords or their immediate family using any of our Full Management services to manage more than one property.

Full Management Platinum Service

  • Set-up Fee - No Fee
  • Property Management Fee - 15% of rental income received (including VAT). Reduced to 14% of rental income received (including VAT) for landlords or their immediate family using any of our Full Management services to manage more than one property.

Full Management Lite Service

  • Set-up Fee - £175 per tenancy (including VAT).
  • Property Management Fee - 8% of rental income received (including VAT). Reduced to 7% of rental income received (including VAT) for landlords or their immediate family using any of our Full Management services to manage more than one property.
  • Carry out periodic or special inspection - £25 each inspection (including VAT).
  • Arrange repairs and maintenance and receive and arrange payment of contractor’s invoices for invoices over £250 - 11% of the net invoice (including VAT).
  • Renew tenancy agreement (same tenant, landlord, property or substantially same property) - £55 each renewal (including VAT).
  • Provide annual financial statement - £145 each annual financial statement (including VAT).
  • Serve section 8 or section 21 notice - £85 each notice (including VAT).
  • Carry out accompanied Check-Out - £85 (including VAT). 

Other Fees and Charges

Additional Work as Required

  • Professional Fees - £29.00 per hour. The fee covers any work additional to that covered by standard services (Let Only Bronze, Let Only Silver, Full Management Gold, Full Management Platinum, Full Management Lite) the client has formally agreed to.
  • Mail Redirection - £10 + postage + packing each time regardless of number of letters.

Third-Party Services as Required

  • Energy Assessment (Energy Performance Certificate - EPC) - £50. The fee covers the cost of an accredited Domestic Energy Assessor (DEA).
  • Gas Safety Check (incl. complete boiler service) - £70. The fee covers the cost of a Gas Safe registered engineer. Safety check and service of gas appliances £15 per appliance.
  • Legionella Risk Assessment - £100. The fee covers the cost of a Legionella risk assessor.
  • Electrical Installation Inspection and Testing (Electrical Installation Condition Report - EICR) - Approximately £185 (includes VAT). The fee is dependent on property size and covers the cost of a registered engineer. Inspection and testing of electrical equipment £2.28 per item (includes VAT). Visual check of electrical installation (Visual Condition Report) £66 (includes VAT).
  • Inventory and Schedule of Condition Report (written and photographic) - £Call.
